Construction teams do not need another abstract framework. They need a sequence they can execute under schedule pressure.

A practical lifecycle checklist:

  1. Initiation
    • Scope framing with explicit assumptions.
    • Stakeholder map with decision rights.
    • Baseline commercial risk register.
  2. Drafting
    • Clause variance log.
    • Commercial assumptions log.
    • Delivery interface matrix.
  3. Negotiation
    • Redline cycle-time tracking.
    • Variance closure percentage.
    • Escalation path for unresolved clauses.
  4. Execution
    • Controlled version freeze and signoff.
    • Obligation matrix by owner and due date.
    • Hand-off notes to project controls.
  5. Administration
    • Change order aging dashboard.
    • Claims register freshness checks.
    • Payment-certification status visibility.
  6. Closeout
    • Commercial reconciliation matrix.
    • Residual risk close plan.
    • Lessons-learned delta list.

Measure what triggers action. If a metric does not change behavior, remove it.
